What are measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on what you need. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a home measurement service, an appraiser measures the property with a measuring tool — generally a laser measuring device. As they tour the property, they mark the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total living area of the home and the overall layout. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When should I get a floorplan service?

Property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually have! Unless a certified appraiser has recently completed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Selling a listing

A measurement service will secure a fair price for your property. Square footage or "Gross Living Area" is one of the most important elements potential buyers consider when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA on the MLS system could potentially decrease the selling price of your property as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service carried out by an appraiser (after any updating that might have affected square footage).

For agents

To make sure that your client's home sells at a price that properly reflects true market value, we advise seeking a square footage measurement for the property. Clients, and potential buyers, will be grateful for your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. This can also be a wonderful marketing tool for getting potential buyers interested since they can review the layout and attributes of the property before and after a tour.
